AUGUST MARKET REPORT

After much speculation and debate amongst Locals, we now have the answer – the mountains WILL open for the 2020 -2021 season.  The Labour Day weekend is beginning as I write, marking the end of summer and traditionally a move to a much quieter time.  And, typically, we start to see real estate activity pick up again as the weather changes and ski season comes into view.  And now, with this good news, we will hopefully see continued strong sales activity this fall.

At 71 sales, August was as strong as July, with Phase 1 properties leading the way at 34%, followed by residential townhouse/condo properties at 24% and chalets at 21%.

SALES:ACTIVE LISTING RATIO OCT 2019-AUG 2020

Inventory has continually grown, with 418 current listings VS just 206 3 years ago.  The past  year has been in a Balanced Market with stable pricing – with the exception of March, April & May which of course saw the impact of Covid lockdown.  We have a current Sales:Active Listing ratio of 17%, which is consistent through all property types.

BUYER COUNTRY OF ORIGIN

Canadians represented 92% of Buyers in August, primarily from Vancouver/Lower Mainland area, which bodes well for continued confidence in Whistler as a year round getaway or new permanent home.  Foreign Buyers were form Australia (1), Hong Kong (1), Mexico (2) and the USA (2).
